1. Time Your Sale For Tax Savings
We once had a December closing on a property that we had owned for a few months. By pushing the closing up to the first week of January, we were able to put off paying tax on the gain for a year. If you have a property to sell that will result in a taxable gain, you might also want to hold off the sale if it is near the end of the year. Consider also in which year you are likely to be in a higher tax bracket. If the tax will be substantially more in the following year it is better to close now and pay less.

1. “As Is” Property Inspections
Some sellers (including banks) specify that a property is sold “as is.” Of course all properties are ultimately sold with no promises other than those made in writing. We take our chances. But if sellers won't allow an inspector into a property, walk away. There is no good reason that a seller shouldn't allow an inspection, and the bad reasons are a risk you don't need. Banks generally won't loan on properties under such conditions anyhow, so you may be in trouble with financing in any case.

In order to analyze the lighting requirements for a particular room, first draw up a checklist.
Does the room have several functions? Many rooms have to be multi-functional; clever lighting can make one room seem like several, illuminating dining, working, reading, and sitting areas in different ways, and allowing one area to be lit separately from the rest.
What mood do you want to create? In the living room you’ll want a different mood from that in the kitchen or bathroom - make sure you define your needs clearly when you set about your planning.
How To Install Laminate Flooring
The first thing to remember is that tools can be dangerous and should not be thrown at one another. We did not actually throw any tools at each other. And we had been married long enough when we installed our laminate flooring to know that yelling at each other gets us no where. But there were some tense moments. We were fortunate that our only real injuries were an assortment of aches and pains in new and not so interesting places.
Have a plan. The flooring we selected was not wood grain. It looks like tile and has a very strong pattern. That was our first mistake. With a wood look alike, it does not so much matter where you begin and end.
